High mortgage interest rates and skyrocketing home prices are
making buyers hesitant to purchase a home. Will rates come back
down? Will home prices/values decline over the next few years? The
short answer is YES.
Buying a home is likely the largest single
investment you'll make in your lifetime, so I completely understand
where you're coming from. As we approach mid-2024, mortgage
interest rates have increased rapidly over the past 18 months, but are now slowly starting to
trickle down. The Federal Reserve anticipated four rate cuts
throughout 2024 and that simply never materialized. At this point
we may be lucky to see one rate cut in late 2024 and two or three
cuts in 2025 and
even then, it will likely mean something in the high 5%
range. If you are a buyer waiting for rates to
drop back to the low 3-4% before thinking of purchasing, you may never
end up owning a home because I believe those days are gone forever. In the meantime, home prices
are cyclical and may take a bit of a "post-Covid
dip" but will continue rising in the long run and you will
eventually be priced
out of the Denver housing market.
TRANSACTIONAL/TRANSFORMATIONAL
As a real estate broker with 20 years experience,
I am pleased to say that none of my past clients have ever been negatively impacted economic downturns that hurt them financially,
but I've ready countless stories about buyers who have and it breaks my
heart. When you hire me to
protect your best interests, I take that responsibility very
seriously, some would say almost to a fault. That's ok, I can
live with that because I'm not a not
transactional broker/agent looking to collect another
commission and never see you again. I build transformational

necessitate selling a property when local market conditions may not
be the most favorable. Additionally, even in a normal market, it's
challenging to build enough equity to sell and make a profit much
less break even in such a short amount of time. With the exception
of home "flippers", real estate for the average person is intended
to appreciate slowly over time. When held long enough (7+ years), it
will typically outperform the stock market.
INVESTMENT/EQUITY PROTECTION
Effective June 1, 2024, I am rolling out an exclusive new
program called "Investment/Equity Protection Guarantee". In a
nutshell, within 24 months from the day of closing on a
property where I represented you as a
Buyer Agent and you want or need to sell the
property (for any reason) and are in a position where you might end
up owing money or bringing funds to closing in order to get out of
it, I will personally do everything in my power to protect your
investment. Whether that means a steep listing commission discount
or even waiving the listing commission altogether if that's what it
takes, I want you to take comfort in knowing that I'm personally
invested in your homeowner success. After all, it just doesn't seem
fair to have made a commission on the front end representing you to
buy the home and then turning around and charging a commission on
the backend to sell it when you are most financially vulnerable. You are not
alone in your home buying or selling journey - I've got your back
and will memorialize my investment/equity protection guarantee into your buyer agency
listing contract so you have written proof.
BUYER'S AGENT/COMMISSIONS
So what happens if you purchased a home using
another agent within the past 24 months and need
to get out of it? I'm sure your former real estate agent will
be happy to list the property, but I'm also 99.99% sure they won't be
willing to waive the entire listing commission if that's what it takes
for you to avoid bringing money to buy your way out of the deal.
It's not a criticism of the agents in the marketplace, but my guess
they're simply unwilling to do it since its your problem - not
theirs. I genuinely hope that's not the case, but that will be
between you and your agent and I wish you the very best.
TERMS/CONDITIONS
Here's everything you need to know about my investment/equity protection guarantee
up front in order to avoid any misunderstandings.
1) This guarantee
applies to clients who I represented to purchase the property
within 24 months from the day of closing after June 1, 2024;
2) Listing Commission means the amount paid the to
brokerage firm to list/sell the property and does not include a
commission ("co-op") paid to a Buyer's Agent as part of any contract
negotiation; 3) The reason for
wanting or needing to sell is up to you, it is not up to me to
question it; 4) The amount of
the listing commission discount cannot exceed the amount earned when
you purchased the property; 5)
Certified statement of the commission earned from the original
purchase from RE/MAX Alliance closing department will be provided; 6) My promise to you will be in
writing when you sign a Buyer Agency contract/agreement so you can
take comfort knowing I'm willing to put my money where my mouth is.
7) If you purchased the home
using another agent and want to hire me to help you get out of the
property, of course I'm willing to and will negotiate a listing
commission that works for everyone. If you have any
